03 // About KKIP

Catalysing economic growth for the State of Sabah.

Established by the State Government under Chief Minister Incorporated and the Ministry of Industry, Entrepreneurship & Transport, KKIP spans 4,124 acres of fully integrated industrial, residential, commercial, institutional and recreation land — operated through nine specialised subsidiaries spanning power, utilities, housing, aerospace and semiconductors.

Today KKIP hosts 346 active enterprises and RM 11.5 billion in deployed capital across copper, solar, semiconductors, aerospace, food and logistics — anchored by Sapangar Bay's deepwater port and a four-hour flight radius covering 680 million consumers.

Read our story

Location · Catchment · Welcome

Eight kilometres from a deepwater port. A flight radius covering 680 million.

The investment case starts with geography. KKIP sits inside a tight Sabah triangle of port, airport and capital — and inside a much larger regional catchment that gives every tenant access to ASEAN, BIMP-EAGA, the Far East and Australia.

Welcome to KKIP — Kota Kinabalu Industrial Park

Welcome

Sabah's industrial core, in one frame.

8,300 acres of integrated industrial, residential, commercial and institutional development — engineered to give operators a single coordinated place to land, build and scale on the north-west of Borneo.

KKIP strategically located between Sapangar Bay, KKIA and the Kota Kinabalu CBD

Strategically Located

8 km to port. 20 km to the CBD. 28 km to the airport.

Sapangar Bay Container Port sits eight kilometres from the park's northern gate. The Kota Kinabalu CBD is twenty minutes away by expressway, and the international airport completes the triangle at twenty-eight kilometres.

Strategic regional location of KKIP within BIMP-EAGA and ASEAN

Regional Catchment

Inside a 680-million-consumer flight radius.

08 // Port Expansion · 2026

Sapangar Bay is doubling. Twice.

The ongoing Sabah Ports container port expansion lifts berth length by 67%, deepens the channel for post-Panamax vessels, and grows terminal capacity from 500,000 to 1.25 million TEU — turning KKIP into the natural transhipment hub of northern Borneo.
